Hello!

We are currently in the planning phase of a house and have already spoken with several prefabricated house (PH) providers. We are trying to figure out where we can save costs. For example, drywall installation was estimated at €25,000. However, this is only the labor cost. The material will be supplied by the PH company. Now my questions are:

a) What does drywall installation include?
b) How many labor hours can I approximately expect for drywall installation in a house with about 164 m² (1,765 sq ft) of living space?

Thanks in advance

This usually includes the installation of insulation, cladding with drywall panels, subsequent plastering, boxing in of pipes, etc.

With drywall construction, for example, we also cover the sliding door built into the wall, and our projector as well as the screen in the living room will practically "disappear" into the drywall structure.

Some homeowners also choose to build the walls on the upper floor using drywall.

There are many versatile applications for this.

That exact "etc." is what I would like to know... this is the first time I am building. Therefore, I have no idea what it includes.

Hello Lynyah,
I believe only the respective supplier can give you an accurate answer. Suppliers often have significant differences in factory prefabrication.
I have personally helped a few friends with drywall installation... once with a supplier from the lower price range and once with a good mid-range provider. For one supplier, only the bare shell was delivered. The client had expected something different. The scheduled timeline could not be maintained.

I would also clarify to what extent the trades are inspected and approved.

Best regards,

The "etc" can refer to different things depending on the single-family home builder or house provider. Other users before me have already pointed this out: we don’t know if your house has drywall, how many dormers are being clad, and what level of sanding quality—for example—is listed in your provider’s construction specifications.

Since it’s about cost savings and considering what you might do yourselves, I advise you not to undertake anything yourselves if the labor cost is already $25,000. How do you plan to justify that amount as non-professionals?
As a rough guideline: we handled the skim coating ourselves on the upper floor from quality level Q2 to a rough Q4, and it took us almost a full week.
If it were just one wall, I would definitely set it up myself immediately.

This is like the term "turnkey"—everyone understands it differently...
