ᐅ Structural Engineer Inspection Costs in Hessen

Good evening.
In Hesse, a structural engineer’s approval is mandatory.
My general contractor on my property sent me an offer for a structural engineer they work with.
The offer is for 1200€ and includes:
CONSTRUCTION SUPERVISION OF A SINGLE-FAMILY HOUSE FROM A STRUCTURAL ENGINEERING PERSPECTIVE IN ACCORDANCE WITH HBO: §59 AND 73:
INSPECTION OF REINFORCED CONCRETE ELEMENTS, APPROVAL OF CONCRETING PROCESSES.

What have you paid for this in Hesse? And is it more advisable to find someone yourself instead of taking the engineer recommended by the builder (who they usually work with)?

In general, buildings of building classes 1-3 do not require a separate structural analysis certification. The services can be provided by a licensed and authorized structural engineer – see info. Therefore, the "offer" from the general contractor may just be a way to overcharge ...

It is better to hire an independent construction consultant/expert who represents your interests and oversees the services provided by the general contractor.

I forwarded what you wrote to the housebuilding company, including the folder "bauherreninfo."
This is their reply:

Good morning Mr. .......,
Regarding the structural analysis – your construction project does not require a structural analysis for approval, but you will need a structural engineer for inspection and acceptance (construction supervision) of structurally important points: ceiling approval, basement, and some other load-bearing elements. This is a requirement in Hesse.
You should have received the offer from our structural engineer by mail in the meantime; if not, please let me know. If you do not agree with his offer, you will need to find one yourself at the start of construction.

We paid €450 for this mandatory inspection required by the state of Schleswig-Holstein. However, we never commissioned anyone for this service or anything else; suddenly, there was just an invoice in the mailbox. Reading this, it seems like we got off lightly.
