ᐅ Single-family house with a separate granny flat (or secondary apartment)

Hello everyone!
We are planning to start building soon. Here are a few details before I get to the "problem." My husband and I have two children (child number 3 planned in the next few years) and want to build a house. Our parents are supposed to have a 2-room apartment. The basement apartment should be on the ground floor with a separate entrance. Our kitchen, living/dining area, utility room, and guest bathroom will also be on the ground floor. The house will be 12 x 14 m (39 x 46 ft), without a basement, with a gable roof.

Now to the problem: our area on the ground floor is rather small, and I’m not sure what to make of all the square meters upstairs. Does anyone have any ideas?
I wanted to put the utility room on the upper floor, but I was told it would be too expensive to run the connections up there. How much more expensive would that be approximately?

Don’t you have an architect? They should be able to provide you with proper advice…..

We have a meeting with the architect on Monday, but I would prefer not to go into the discussion unprepared. Besides, we want to design our house ourselves as much as possible.
