ᐅ To build up the plot or not?

Hello everyone,

Our plot is located between a street at the front and a private driveway at the rear. The private driveway cannot be used for access or the driveway entrance. Access can only be made from the street.

Now the question is at what height we should position the house. Should we align it with the street level or with the private driveway?

If we align with the private driveway, we would need to add 80-100cm (31-39 inches) of fill, and the entrance to the house would likely require several steps. Also, the driveway to the parking area would probably be quite steep.

If we align with the street, the rear part of the plot would remain slightly below the level of the private driveway.

The street slopes upwards to the west. The neighbor to the west has adapted his house to the houses in the second row and his house is positioned quite high. His driveway is also very steep.

The neighbor to the north has leveled his plot completely and placed his house level with the street.

Our plot is in the middle. What would be the most sensible approach?

I have attached the elevation plan, hopefully it is clear.

Edit: The building project would be a single-family house without a basement!

I sincerely wish you well, but isn’t something like that basically corrupt? Even if the value of the benefit is definitely trivial. I have to be able to expect that everyone is treated equally. Otherwise, there should be an express surcharge with 500g (1.1 pounds) of chocolate included in the fee schedule.

By the way, providing snacks didn’t help with the bricklayers who did the shell construction. As soon as it became clear that we would not accept a defective build without protest, the mood turned sour.

I assume that neither my kind words nor the chocolate had any influence.

It’s probably more because there aren’t many building applications in my district. In neighboring districts, there’s a lot of construction going on. I have a building gap in an area where nearly nothing else is developable within the surrounding area.

It could also be because the building authority has apparently been interested for over 15 years in finally closing this building gap.

Whatever the reason, we were very happy that something worked out faster this time and that we could partly make up for the delay caused by the faulty documents.

Here’s a brief update:

The excavator arrived last Friday, and since then work has been progressing steadily on the site.

Soil was excavated and replaced with new, load-bearing soil which was distributed and compacted. Crushed stone was spread and compacted for the crane and the future parking space. The site access road was constructed using bitumen.

Yesterday, we received the cutting permit for the cypress trees, and our very friendly excavator operator removed the trees for us today.

Everything is expected to be completed tomorrow, and the crane will arrive on Wednesday.

Our charming 389 m² (4,189 sq ft) site now looks much bigger 🙂

Just a quick update: I explained the problem to one of the residents, who passed it on to the others. The damaged stones have since been replaced.

Our foundation slab is also already in place. The general contractor is on vacation, so work will continue from calendar week 35. According to the schedule, the topping-out ceremony is planned for September 28.
