Hello, a fundamental question that is probably asked often: What are the advantages of having a single-family house designed by an architect and built through to completion by them, compared to using a general contractor/building contractor?
Background: We unexpectedly received approval for a building plot quite quickly and, despite professional stress, feel somewhat pressured to act.

I’m currently facing the same question because the initial designs from the GCs aren’t very promising. Although a few options are still open, I’m increasingly leaning toward having a design plan from an architect. Another advantage would be having a consistent plan, making it easier to compare the offers from different GCs.This is indeed a common issue with GCs and it bothered us for a long time because none of them could show us a house design we liked. In the end, we received a somewhat usable draft and developed it into the final version together over several months. We used PowerPoint for this, providing specifications that the GC could then implement in their software. We saved the cost of an architect this way. In the meantime, we also spoke with two GCs who had created draft proposals with the help of an architect... the result was a joke and not worth the paper it was printed on.
