ᐅ Requires approval? Combining two apartments into a maisonette

Hello everyone!

We have been offered a nice three-window house. To make it suitable for us, we would need to connect the ground floor and first floor with an additional staircase to create a duplex. My concern is that the attic contains a small rented apartment, which in my opinion only has one emergency exit via the main staircase. I hope that the existing building regulations (“grandfathering”) apply here, but I am worried that the planned renovation might affect this protection. Since we are currently still in the phase of deciding whether it is even worth visiting the property/getting a building inspection/consulting an architect, it would be great if someone could help me out. Many thanks in advance!

What exactly do you want? To keep the apartment and extend the ground floor with half of the upper floor? A house plan would be necessary in order to say anything at all.

Unless there are restrictions due to listed building or conservation area status, I see at least a complex intervention in the structural stability.

To make such a claim, you should at least know one — just one — specific detail. As it stands, it is simply throwing out rare possibilities. Completely unacceptable.

We know two, which are at least one ;-)
1. The creation of a ceiling opening the size of a stairwell is planned, which means a structural intervention—not trivial, certainly;
2. The term "Dreifensterhaus" was mentioned (this is a type of house that usually has architectural heritage significance and is commonly found in continuous urban development) — at minimum, the initial suspicion of potential ensemble protection should be investigated before assuming it can be treated like an ordinary used house.
