ᐅ Renovate or Partially Demolish – Which Is More Practical?

Hello everyone,

I am new to the forum and looking for advice.
We are interested in a property, and before we decide to buy, I want to gather some tips and recommendations.

It is a single-family house in Lower Austria, built in 1950.
Fully cellar-built (stone cellar).
Situated on a slope.
House footprint 68 m2 (730 sq ft).
Ground floor dry, but with old installations throughout the entire house.
Roof structure is okay, but the roofing needs to be replaced (currently watertight, but for how much longer?).
Attic converted (2 rooms).

The house was occupied by the original builders until their passing and has not had any investments since the 1970s.
Accordingly, the condition reflects this.
No thermal insulation.
Heating: wood stove, chimney is okay.
No bathroom, only a toilet.
Windows very old and drafty.

I hope this description gives you a good idea.
In short, it is a house from 1950, with no investments made for at least 30 years.

Now my question: the location would be ideal for us, and we don’t mind the slope.
The price is very affordable.

So, my question is: is a renovation/refurbishment of this scale worthwhile in general (thermal insulation, windows, heating system, bathroom installation, new roofing)?
Connections for sewer, electricity/heavy current are available.

Would it be an option to demolish everything above the cellar ceiling (ground and upper floors) and rebuild on the thick cellar walls and good cellar slab (for example, a timber house)? Or would that be too expensive including disposal costs?

Well, I don’t think anyone can give you good advice based on just an exterior photo like that...

My humble recommendation would be to find an expert (building surveyor, architect, or someone specialized in renovations) who can inspect the house with you and give you a rough estimate of the costs. Then you can decide if it’s worth it.

We did the same before buying, and our house is “only” 20 years old…

Hello Max,

You should contact the company Optidomus from Cologne. They specialize in renovations. We searched for a long time back then, and they are the only ones who guarantee a fixed price. Everything was perfect for us, even with a DEKRA certificate!
