Hello everyone,

My wife and I have decided to build a house.

Given the current prices for condominiums and older houses in Braunschweig, it makes just as much sense to build new.

We are looking for a reputable construction company that can also assist with finding a plot of land. Next week, we have a consultation scheduled with FIBAV and Massahaus. However, I have only read negative reviews about Massahaus and am considering canceling the appointment.

We would like to build our dream home with about 140m² (1,500 sq ft) on a plot of approximately 500 to 800m² (5,400 to 8,600 sq ft).

Unfortunately, Westermann Massivhaus in Braunschweig does not assist with land search. We are still waiting for a response from MT Massivhaus.

Please share your experiences. We appreciate any tips.

Hello Chris,
My girlfriend and I also visited fibav today and were very impressed.
They really took our wishes into account, which we appreciated a lot.
We recently went to ConstructHaus – we can only advise against this company. They tend to exaggerate and throw around figures that seem completely unrealistic to us.
We have more appointments with other companies scheduled in the coming days and will be happy to give you feedback.

Hello Chris,

We are currently building with FIBAV (= HS-Bau / Elm Bau). We are at the shell construction stage of our house.

As a first preliminary assessment, we can say:
  • The sales process went well. All requests were incorporated into the offer promptly, and the consultation was really good.
  • Contract negotiations were good.
  • Building permit / planning permission and communication with the architect (KHD) were difficult to very difficult (unacceptable for us).
  • Shell construction was good and fast.
  • Site manager has been good so far.
  • Selection of materials (change orders, change orders, change orders) follows the typical business model of home-building companies.

If you have not signed a contract yet, a brief recommendation: for site access road, windows / shutters, outlets, tile installation, etc., expect the prices (I assume from all companies) to be very high. An electrical outlet costs about 35 Euro net (approximately). Plan carefully in advance and include these ***right away*** in the contract negotiations (as deviations from the standard). That way, you can definitely save several thousand Euros.

Have a soil report done beforehand (500-700 Euro) and include it as a basis in the contract as well. This will rule out unexpected change orders of 8,400 Euro like we experienced.

Viebrockhaus most likely operates in the region as well (so as not to give the impression that FIBAV builds all the houses there).

There are more than enough construction companies in Braunschweig and the surrounding area. We also searched extensively there and looked at many companies.

However, I would recommend searching for the plot of land without involving a construction company. In many municipalities around Braunschweig, there are often residential development areas that are advertised.

Keep in mind, if you acquire the plot through the construction company, you will have to pay property transfer tax on the entire building project—that is, both the land and the house.
