we are currently planning to build a house. It is not yet decided whether it will be a prefabricated house or a solid construction. We will only be able to contribute "cosmetic work" as labor — so it will most likely be a turnkey delivery or one stage before that.
Here are the main facts:
- Building plot 500–750 sqm (currently not owned, estimated cost 75,000 EUR)
- No basement
- Living area 140 sqm (1,507 sqft)
- Double garage (with storage space as basement replacement)
In terms of quality, we expect decent good (average) quality but no luxury features =).
Since we do not have a plot yet, several prefabricated house companies have not provided us with quotes. However, we want to do cost planning first and then buy a plot if the numbers look good, so a cost estimate is urgently needed.
Therefore, we would be interested in your estimates/experiences regarding the following items:

We are currently in the planning phase as well. We have received the offer from the prefabricated house supplier (townhouse totaling 240sqm (2583 sq ft), including an 80sqm (861 sq ft) granny flat on the ground floor).
Right now, we are waiting for the offer for the corresponding solid construction house. We have already received confirmation from the builder that they can definitely build it for the same price, possibly around 10,000 less. But with better features. Additionally, the solid construction provider is noticeably more flexible, especially regarding the interior finishes.

If the price per square meter for the land is really only around €100-150 (approximately $110-165),
we end up at about €230,000 (around $250,000) for a solid/concrete house, though this includes hardly any special requests, just a few minor additions.
So the total of €400,000 (around $435,000) is already tight. Our plot of land is about €20,000 (around $22,000) more expensive. Altogether, we expect to pay between €450,000 and €475,000 (approximately $490,000 to $515,000).
