we are currently planning to build a house. It is not yet decided whether it will be a prefabricated house or a solid construction. We will only be able to contribute "cosmetic work" as labor — so it will most likely be a turnkey delivery or one stage before that.
Here are the main facts:
- Building plot 500–750 sqm (currently not owned, estimated cost 75,000 EUR)
- No basement
- Living area 140 sqm (1,507 sqft)
- Double garage (with storage space as basement replacement)
In terms of quality, we expect decent good (average) quality but no luxury features =).
Since we do not have a plot yet, several prefabricated house companies have not provided us with quotes. However, we want to do cost planning first and then buy a plot if the numbers look good, so a cost estimate is urgently needed.

What I have learned: generally, no one gives anything away for free – there are many reasons for price differences.
It is quite possible that a painter in North Rhine-Westphalia charges 40 € per hour and a painter in Lower Saxony only 35 €. It is also possible that my tiles at 25 € plus installation were rather inexpensive. There may also be regions where the economy is even more overheated than here (and where contractors now even receive unsolicited offers).
What is always somewhat off in these comparisons is the quality of the fittings – one person has electric shutters, another has electric ones with a sun sensor and a timer. I bought the Franke faucet for 150 €, while our acquaintances got one for 600 €. One installs natural stone with mortar, another lays standard concrete pavers on gravel.

I have already provided you with the basement details. As mentioned, the house without flooring, wallpaper, and extras costs 230,000, and the plot costs 100,000.
Additional costs include the garage, driveway, garden, and several extras we want. And of course, the kitchen, utility connections, carpet/hardwood/tiles, wallpaper, paint... these expenses add up quite quickly.

I can see that it all depends on your individual requirements. The easiest way would be to have a quote from a provider. What is the best approach to get someone to provide an offer based on our specifications? So far, we have spoken to about 4-5 companies, and each has postponed us until we have a plot of land.
That depends entirely on the provider. There are also many who assist with finding a plot of land.
We had already been in ongoing contact with our provider, and when things became concrete, the numbers were presented quickly.

To be honest, I think it’s good that you’re being advised to be patient. Not every house fits every plot, and there are even plots where no standard design fits (more than you might think). But seriously... all providers have their price lists – that alone is enough to get a general idea. Pick an expensive turnkey builder +10,000€ and you’ll have a rough estimate of the house price.
