ᐅ Driveway only 2.70 meters wide – What would be the minimum width?

Hello everyone,

We are still at the beginning of our process and are currently looking for potential plots of land.

We came across a relatively affordable plot located in the second row (infill development). However, the issue is that the access road to the rear property is only 2.70m (8.9 feet) wide. The distance from the street to the boundary of the rear property is about 30m (98 feet), and the access road is completely straight.

Now we have two questions:

1) What impact does the narrow width have on the construction? Can trucks pass through? Does this increase the costs?

2) Is 2.70m (8.9 feet) wide enough for fire department access? In the building regulations of Schleswig-Holstein, I couldn’t find a specific width, but online sources sometimes mention 3m (9.8 feet) as the minimum width. Does anyone have experience with this?

Trucks need three meters (10 feet). So, higher costs due to loading onto smaller vehicles.

With the fire department, you probably won’t have any issues at 30 meters (98 feet), but problems may arise beyond 50 meters (164 feet). However, as Karsten mentioned above, you should obtain official confirmation from the relevant public authority. You can also search online for the state building code and fire department access (there will definitely be information regarding distances: “For buildings that are fully or partially located more than 50 meters (164 feet) from a public road, access routes are required…”).

When it comes to the construction itself, you will face challenges and should expect significantly higher costs. This already starts with the concrete pump for the foundation slab. If the truck cannot drive onto the property and you need an extremely long boom like those used on large construction sites… have fun!

Therefore, you should definitely clarify this in advance and obtain appropriate solutions and quotes.
