ᐅ Prefabricated concrete and steel garages, current prices?

Hello everyone! I’m new here—so please don’t be too harsh if something isn’t quite right ;-)

We are currently trying to have a house built and are working on selecting a suitable garage. The price developments in recent months (I had already requested a financing offer) have really shocked me.

Because of the price (unfortunately, I can’t do this myself and I don’t want to “sell a kidney”), we are considering either precast concrete garages or steel garages. I have requested quotes for both, and the prices are basically at a similar level. The foundation for a precast concrete garage is somewhat more complex, and I might also have to pay for the crane.

We want to build a double garage with an attached storage room for stuff (bicycles, tires, suitcases, tools, etc.) and a double garage with a sectional door (with motorized opener). The storage room will have a door but no window is planned. The dimensions are: width 9 m (30 feet) * length 6 m (20 feet).

The current prices I found in my research (excluding earthworks and foundation) are:

Steel garages: about 26,000 euros.
Precast concrete garage: approximately 28,000 euros.

Have prices really exploded that much? Have you had similar experiences?

Regarding the pumice concrete option, it should be noted that our garage (~60m2 (645.8 sq ft)) in its special design was offered at roughly the same price as a masonry version. This included the foundation slab, delivery, and installation.

Prefabricated (concrete) garages were about one-third less expensive in comparison, but did not include the above additional items.

I don’t know what stories people hear, but in our experience, it only happened once in 15 years. It was in winter when we drove both cars into the garage fully covered in snow.

They do sweat, naturally more in summer like forehead sweat, but there are no icicles. You can also install a fleece membrane. I had a Ferrari Spider parked in a steel garage without worrying about preserving its value. So for cars, it is sufficient without compromises. But climatically, a steel garage is more of a “visual screen”; the thermal transmittance would probably be hard to measure in Kelvin per minute ;-)

😱 Either I blocked it out back then or never came across it. But as I said, we only had it once, despite being in Upper Bavaria and having snow frequently and in large amounts. The structure was ventilated by design, which might have been enough, and we didn’t insulate.

In summer, we had nothing; for us, it happened in winter when cars with warm engines came in, and snow puddles formed on the floor after a while. The same issue as condensation on windows in winter.

Yes, but even more so in summer, meaning when the daily temperature range is very large. And as I said, this also applies to the fabric roof of an expensive convertible – though I wouldn’t have parked the car with the full leather interior in the steel garage while it’s open without hesitation. The fabric-roof car copes well with the climate, but other stored items can sometimes be more demanding.

Hoffmann advertises that their system also allows for garages built along property boundaries. The original poster has a roughly 92° corner lot. And the garage is available as a complete turnkey solution, so nothing regarding the foundation needs to be contracted separately by the builder.
