ᐅ Prefabricated concrete and steel garages, current prices?

Hello everyone! I’m new here—so please don’t be too harsh if something isn’t quite right ;-)

We are currently trying to have a house built and are working on selecting a suitable garage. The price developments in recent months (I had already requested a financing offer) have really shocked me.

Because of the price (unfortunately, I can’t do this myself and I don’t want to “sell a kidney”), we are considering either precast concrete garages or steel garages. I have requested quotes for both, and the prices are basically at a similar level. The foundation for a precast concrete garage is somewhat more complex, and I might also have to pay for the crane.

We want to build a double garage with an attached storage room for stuff (bicycles, tires, suitcases, tools, etc.) and a double garage with a sectional door (with motorized opener). The storage room will have a door but no window is planned. The dimensions are: width 9 m (30 feet) * length 6 m (20 feet).

The current prices I found in my research (excluding earthworks and foundation) are:

Steel garages: about 26,000 euros.
Precast concrete garage: approximately 28,000 euros.

Have prices really exploded that much? Have you had similar experiences?

That is by no means a valid excuse to consider concrete and steel garages as comparable. You can find countless threads here about the topic of prefabricated garage materials (and with the keyword "bimsfertigbau" in the forum search, at least the mentioned threads with my explanations).

Hello and thank you for your reply. I don’t quite understand and am curious: what do the submitted plans have to do with my garage question? The location of the house and garage is already decided in our minds. Currently, the only question for us is which type of garage or garage provider we should prefer—considering that the price differences seem to have evened out (or has anyone had different, recent experiences?) and given our “modest” requirements.
I have also requested a quote from a pumice concrete garage manufacturer.

Take a look around other threads to see how much help was still given to other house builders who thought they were nearly finished.

That is exactly the crux: a layperson only starts asking questions when they realize they still have unanswered questions (and assumes all points without question pain are successfully resolved).

A wrong working hypothesis leads to mistaken conclusions. The differences between various garages are huge. Simply put, steel can only be stored long-term without problems in steel. Steel garages are perfectly adequate as car garages but are poorly suited as cellar substitute rooms.

Hopefully not with the expectation of a price revelation. The lightweight concrete “prefab” garage impresses with its phenomenal durability, universal suitability as storage space (preservation of stored goods’ value!), and easy assembly everywhere.

Is the track record for steel garages really that discouraging, or are you deliberately exaggerating it a bit?

For our first house, we had a steel garage. Because of the narrow wall construction and a custom size, we gained a bit more interior space. We were absolutely satisfied for our purposes. However, it was only used to store cars, bicycles, and a few gardening tools. I wouldn’t have wanted to store strollers or suitcases there. In winter, the steel garage gets very cold (even below freezing, so the garden hose was stored in the basement over the winter, and leftover paint was also kept in the basement), and in summer it becomes very warm. Our neighbors, who had a precast concrete garage, didn’t experience such extreme temperatures, but they had less space.

A steel garage mainly provides protection against wind, rain, and sun – suitable for cars of all price ranges, but not the best option for storing other items. I have stored furniture and books in a pumice concrete building, and everything stayed in excellent condition for many years.

Maybe you could also draw the planned interior layout and the garage door position to scale.
I’m a bit doubtful about how you’ll manage to get the second car onto the paved area along with the trash bins and be able to comfortably get in and out. It seems quite tight to me. The access to the street is on the middle left side, right?

How is condensation with steel garages, actually? Is it as bad as some people say?
