ᐅ Choosing a Plot in a New Residential Development – Your Opinions

Hello dear forum members!

I am new here and would like to hear your opinions about the following residential area. We are considering buying a plot of land there to build a single-family house. If you had free choice, which one would you choose or at least avoid?

A few notes:

1. North is at the top edge of the image
2. The road bordering the development at the top left is quite busy
3. We are looking for a medium-sized plot, at least 500m2 (5380 square feet)

Hi, if I had a free choice, I would personally choose the plot on Plan Street C, which borders the pond at the bottom and has the footpath directly to the right. Alternatively, if you want something a bit larger, maybe one of the plots at the end of the dead-end street G3.

Otherwise, I would go for a plot in the lower half of the picture. There, you don’t have to look at the neighbor’s privacy screen and have a clear view of some greenery.

Primarily plots with south and/or west-facing gardens because I like sun.... preferably centrally located or in the southern part of the development area.

I do not see any plot boundary lines in the plan representation, but the justification for the development plan draft (No. 2, Brockhausen district) mentions five different sections WA1 to WA5:

Document with building regulations on construction type, plot areas, and floor space index.

I would choose one of the plots at the end of the dead-end street C1 (if I’m reading that correctly). Nice south-facing orientation, no immediate neighbors in view, and the small pond right outside the door.

Thank you all for your many tips; they have been very helpful. I can now much better assess what to pay attention to and which plots of land can be ruled out from the start. Let’s see if it will work out at all.
