Hello everyone,
We are planning to build a house in the outskirts of Leipzig. There are offers from developers that include both house and land. However, I would like to stay in control of the process and build with an architect. For this plan, I have spent six months searching for land. The result: it is almost impossible to find a plot, even in the more rural areas. Most of the available land has already been secured by developers (such as Heinz von Heiden, Kern, Rensch-Haus...).
So far, my land search has been through well-known online portals and local municipalities.
Do you have any tips on other ways to find land?
Do architects also help with finding land? They should have an interest in planning a house for their clients.

We already had a user here once who constantly complained that there was nothing around Hamburg, that they had been searching forever. At that time, we were building, and I sent her several offers (small new development areas, some semi-detached houses, leasehold land, and some infill plots further out). I would have built on half of those offers myself as a family. But the complaining continued.
And I only have an overview of the southern suburbs.
I’d say: the regional train station 200m (650 feet) away might cause some noise, while the missing station in the other town is a drawback.
But since the mistake was clarified that these are not developer projects and most offers can be purchased as they are, finding a property should no longer be a problem.
Exactly, you have to accept certain realities. And if the current trend continues, Naumburg, Halle, Bitterfeld, and Oschatz will be part of Leipzig’s regular commuting area within the next 10 years at the latest. I already know people who commute daily from Riesa, Naumburg, or Halle.
Yes, of course you have to weigh that carefully.
For us, factors such as walking distance to the commuter train or tram, supermarket, kindergarten, primary school, and the option to cycle to work were important. That narrows down the choice to just a few neighborhoods...

Why are we even discussing this? We already have a house. The real estate market is extremely tight. The combination of zero interest rates, high demand, and limited land availability—since further urban sprawl is undesirable—has cleared it out. Therefore, the main question is usually whether something is even possible at all, not whether the optimum can be achieved. That’s just how it is. And we, the beati possidendi, should remain very quiet when it comes to value judgments. Karsten
