ᐅ Building a Plot - Is It Still Possible to Build Without a Developer Today?

Hello everyone,
We are planning to build a house in the outskirts of Leipzig. There are offers from developers that include both house and land. However, I would like to stay in control of the process and build with an architect. For this plan, I have spent six months searching for land. The result: it is almost impossible to find a plot, even in the more rural areas. Most of the available land has already been secured by developers (such as Heinz von Heiden, Kern, Rensch-Haus...).
So far, my land search has been through well-known online portals and local municipalities.
Do you have any tips on other ways to find land?
Do architects also help with finding land? They should have an interest in planning a house for their clients.

They didn’t sell it directly (and therefore not publicly), but through a company that also organized the site development. The company didn’t list it online anywhere, as the development hadn’t even started yet. Fortunately, at the time of my inquiry, 8 out of 40 plots were still available.
The whole process was only possible through phone and email contact with the municipality. They had already posted the zoning plan online.
I hadn’t considered this municipality before. But in the neighboring town (8 meters (5 miles) away), there were 230 applicants for 20 plots in the development area from the same year, allocated via a local residency requirement.
So, with some effort, you can still be lucky.

That was not the original poster who is searching.
I entered Zwenkau with a radius of 15 km (9 miles)… 55 listings, the unaffordable ones are probably located centrally in Leipzig.
But there are still enough options left for individual construction.

Well, you need to know that the real problem lies beneath Zwenkau… it’s not really a place you want to go. Additionally, there is an open-pit mine there. In the areas where you might want to build a house, there really isn’t anything available. And certainly nothing affordable.
That falls exactly into the area I was referring to. Regis-Bretingen, somewhere near Groitzsch, etc. You need to know if that’s what you want. I wouldn’t want that. Zwenkau currently doesn’t even have a train connection to Leipzig anymore. However, for those willing to commute by car, it’s a good option.
