ᐅ Building a Plot - Is It Still Possible to Build Without a Developer Today?

Hello everyone,
We are planning to build a house in the outskirts of Leipzig. There are offers from developers that include both house and land. However, I would like to stay in control of the process and build with an architect. For this plan, I have spent six months searching for land. The result: it is almost impossible to find a plot, even in the more rural areas. Most of the available land has already been secured by developers (such as Heinz von Heiden, Kern, Rensch-Haus...).
So far, my land search has been through well-known online portals and local municipalities.
Do you have any tips on other ways to find land?
Do architects also help with finding land? They should have an interest in planning a house for their clients.
Looking forward to your replies.
Best regards
Martin

Be prepared to be patient, visit different areas, ask neighbors, read classifieds in the LVZ, and don’t dream of a 100,000€ (about $110,000) plot or less... but this can take years, as there simply isn’t much available in Leipzig.
A large new development area is being built in the western part of Leipzig, where you can apply for plots.

The builder acts as if he owns the land. He has connections (Vitamin B) that get him land when he needs it. He shows his gratitude in return. He only brokers the land once he has sold a house. Karsten They usually advertise their house offers on plots where you can also build independently.

Forget online portals They are not that bad. You just shouldn’t apply filters that are too narrow and need to read the listings carefully. See above.
In the neighboring village, two semi-detached houses are currently being completed: the village or municipality was never mentioned in the listing. Hamburg-South for a village that only belongs to the metropolitan area and is 20 km (12 miles) away....
Please discuss any further details with our local expert from Leipzig @kaho674.

However, I wanted to keep control myself and build with an architect.Have you already found an architect? How are you choosing one? They also currently have long lead times or fully booked schedules... I am also looking for an architect, so I am asking.

A large new development area is being built in the west of Leipzig, so you can apply for plots there.By “commuter belt” I mean Markranstädt, Lützen to the west, and Groitzsch, Pegau to the south. The tip about the newspaper is helpful. I’ll take a look. Thanks.
