Hello everyone,

We are planning to add a wide dormer / gable dormer (about 6 meters (20 feet)) facing the garden on the first floor of our single-family house built in 1998. We have over 3 meters (10 feet) of space on both sides of the property, so setback distances should not be an issue. The house is also detached, so there is no need to maintain the usual 1.25 meters (4 feet) distance to neighboring buildings.

We have contacted some local architects for the building permit application, including structural engineering and thermal insulation certification. Unfortunately, the prices vary considerably, and we are unsure which estimate is more realistic.

Architect 1 offers the building design and permit process for €1,500 (including VAT). Structural engineering and thermal insulation reports would need to be provided separately. He estimated these costs at around €1,000, so the total would be about €2,500.

Architect 2 offers a full service from design to permit to structural engineering. However, the fees are charged by the hour. About 40-50 working hours are estimated, resulting in a price of approximately €4,500 (including VAT) plus additional expenses.

Where does the difference of around €2,000 come from? The commission is only for the dormer design, so no full renovation or building extension is involved.

Since this is our first time dealing with architects and this topic, we would really appreciate some advice.
