ᐅ Current progress noted on the architect’s invoice?

Good evening,

I need the advice of this great forum once again.

Our architect, whom we hired to handle everything from the initial planning phase through construction supervision for our house build, has invoiced us periodically throughout the process, and we have always paid promptly.

Currently, our project is at the start of the exterior facade work and the beginning of the underfloor heating installation inside. So, it is quite advanced, but several major trades are still not completed yet (e.g., screed, hardwood flooring, tiling, painting, carpentry, landscaping, etc.).

We have now received another invoice from the architect, and with this payment, we will have reached 91 percent of the agreed scope of services completed.

In principle, we have no problem with paying this amount. However, it feels somewhat far along to us. How would you respond in this situation?

32% of the total fee would be allocated for construction execution according to HOAI.

Estimated start of facade construction equals 50% of the construction work.

An invoice at 84% instead of 91% would be more reasonable.

You will have to decide for yourself whether it is worth asking the architect about this.
