we have decided to carry out our house construction project with separate contracts (with an architect). Now we have received our first structural shell offer and would appreciate your assessment. I am particularly interested in topics such as bricks, insulation, missing items, and realistic prices. The house will have 178 m² (1914 sq ft), including a 9 m² (97 sq ft) utility room, and will be built as a two-story building. The current plan is to meet the minimum requirements of the energy saving ordinance (not yet finalized). Of course, we will also review the offer with our architect, but multiple opinions are never wrong. I will provide any missing information later.

I didn't want to analyze everything in detail since the very first item already stands out as extremely negative.
On our side, the site setup costs 1,500 Euros (net) all-inclusive.
The multi-utility installation is also only 840 Euros (net), including installation.
Considering that we both are building in the South, your offer is not very good.

Don’t be confused by the room air dependent term. The absolute 18TL is room air independent

Considering that we are both building in the southern region, your offer is not great.That’s exactly why I’m asking and would like to hear more opinions and comparisons. It can’t be that these two items alone already show a difference of 5,700€. At the very least, that needs a thorough explanation.
