Hello dear forum community,

we have decided to carry out our house construction project with separate contracts (with an architect). Now we have received our first structural shell offer and would appreciate your assessment. I am particularly interested in topics such as bricks, insulation, missing items, and realistic prices. The house will have 178 m² (1914 sq ft), including a 9 m² (97 sq ft) utility room, and will be built as a two-story building. The current plan is to meet the minimum requirements of the energy saving ordinance (not yet finalized). Of course, we will also review the offer with our architect, but multiple opinions are never wrong. I will provide any missing information later.

140,000 euros without a basement and without a double garage? And the earthworks are estimated way too low. Phew. That’s quite expensive!

What is your total budget if the shell construction already costs this much?

The region is rural Baden-Württemberg.

The total budget for the house alone must not exceed 400,000/410,000, including a prefabricated garage (double garage). However, this excludes the landscaping, and the flooring throughout the entire house will be installed by ourselves. As mentioned, the house is 178 m² (1,915 sq ft), and the basement has a cube extension in an L-shape. What would be a realistic estimate for the earthworks? The company is located 5 km (3 miles) from the plot.

For the earthworks, I would budget 10,000. 400,000 without a basement and without landscaping is ambitious but doable.

If I understand correctly, the site excavation work in our quote is listed at around 2850 euros. That leaves quite a difference compared to the 10,000 euros. I will discuss with our architect how this gap arises. She knows the construction company quite well. Since you consider it expensive, are there any notable points in the quote?

Are there any other notable points or opinions regarding the initial offer? What should be taken into consideration?
