Hello forum,

Our plot of land is 856 sqm (9209 sq ft). The floor area ratio is 0.3, and the planned house has a footprint of 116.43 sqm (1253 sq ft).

How many square meters around the house am I allowed to pave? (Driveway, paths around the house, and terrace?)

856*0.3 = 256 - 116 = approximately 140 sqm (square meters)

If that were the case, you wouldn’t be allowed to create paths from the street to the front door at all.

To my knowledge, the above answer isn’t entirely correct, since paving and similar surfaces are generally not considered part of the building footprint. Usually, the zoning plan specifies a second value that indicates how much area beyond the actual building (including garage, driveway, etc.) is permitted.

For example, we have a floor area ratio of 0.2 and are allowed twice that amount for ancillary structures... so check the zoning plan carefully!
