kaladzeHello everyone,
I’m new here and have read quite a bit offline so far. Now I have a problem myself—or maybe not. I’m a layperson and will try to explain everything as clearly as possible.
We bought a condominium last year. The building was constructed in 2015 and has external insulation. Now, with the freezing temperatures, you can see the insulation panels on the north and east sides of the building where there’s no sunlight. The blocks are clearly visible. There is also frost on the facade, like a light layer of snow. The facade on both sides is also dirty, with slight black spots. Probably caused by a thermal bridge where heat escapes between the panels.
On the south and west sides, this isn’t visible. The developer says this is normal, that every insulated building experiences this, and the black spots will eventually disappear. Somehow, I don’t believe him.
We, the owners, are seriously concerned that damage may occur. Before we send an official letter, we wanted to ask for good advice here. Did they cut corners? Or is this really normal?
Thank you very much in advance and Happy New Year 🙂

Oh dear, this topic keeps coming back to me :-)
What is the wall structure? This subject has been discussed extensively in a neighboring forum.
These outlines occur because of a thermal bridge; this facade faces north and cools down more significantly. If you want, I can gladly send you the link via private message.
A few experts have explained it in more detail there.

Bieber08153 Jan 2017 07:44I would also like to have the link... Isn’t the cause a poor execution of the joints between the insulation boards?
I would consult an expert and then have a defect report written. This will probably need to be handled through the property management or the owners’ association. Be careful not to communicate directly and alone with the builder, at least not without legal advice!
