Hello everyone,
I’m new here and have read quite a bit offline so far. Now I have a problem myself—or maybe not. I’m a layperson and will try to explain everything as clearly as possible.
We bought a condominium last year. The building was constructed in 2015 and has external insulation. Now, with the freezing temperatures, you can see the insulation panels on the north and east sides of the building where there’s no sunlight. The blocks are clearly visible. There is also frost on the facade, like a light layer of snow. The facade on both sides is also dirty, with slight black spots. Probably caused by a thermal bridge where heat escapes between the panels.

On the south and west sides, this isn’t visible. The developer says this is normal, that every insulated building experiences this, and the black spots will eventually disappear. Somehow, I don’t believe him.
We, the owners, are seriously concerned that damage may occur. Before we send an official letter, we wanted to ask for good advice here. Did they cut corners? Or is this really normal?

As I understand it, it could be anything. We hope that it’s nothing serious and that everything proceeds without legal disputes. I will keep you updated.
