ᐅ Planning a New Build – What Is the Most Practical Approach?

Hello,

We have purchased a plot of land in a new development area (500 sqm (5400 sq ft)). Now I am wondering about the best approach to building a house. We have not yet decided whether to go with a brick or solid construction. I also cannot say whether to aim for KfW 40 or a lower energy standard—it really depends on the extra cost. Should we first speak with an architect or a builder? How did you approach your project, and what would you have done differently to save trouble later on?

The biggest design flaw is the same as with demonstration vehicles. They build large and include everything listed in the options catalog. But just as a $50,000 car is not representative of most customers, neither are 180 sqm (1,940 sq ft) fully luxurious houses representative of the typical buyer. Therefore, comparing two home builders based on this is not possible. In the end, the show home park leaves you with only a few brochures and a conversation with the sales representative. Builders are also happy to send brochures by mail, and you could just as well talk to the sales representative over the phone.

At the “show home” where our sales representative was based, I didn’t get the impression that any extensive upgrades had been made. The staircase was a standard beech wood, and the fittings were from Vigour, not Villeroy & Boch. The same applied to the show home we also visited because of the kitchen from the same supplier… well, there was a shower in the guest bathroom… wow, pure luxury.

But of course, that’s true. Similar to a wedding, you tend to be persuaded with things like, “But Mr. P., you’re only building once. You don’t want aluminum windowsills; you want granite. And hardwood floors throughout. And a fireplace. And so on…”
You just have to stick to the budget limits you set beforehand.

Well, of course, every show home should have a sign similar to the "GET OUT!" signs in Scrooge McDuck’s backyard, indicating that "what you see includes optional extras." But what is the main point of your post? Frustrated non-buyers and homebuilders wasting their brochures on unproductive prospects? I don’t really believe that. While manufacturers may not be the sharpest, they would surely have noticed such inefficiencies by now.

I found the model home park to be quite a waste of time. It became completely absurd when we both drove from Konstanz and the representative from Überlingen to VS for a meeting... For the providers, it is probably profitable to get customers to agree to one upgrade or another and for many sales representatives just to obtain the leads. There are even people who finish their first visit to the model home park with a signed contract. As a home builder, however, you don’t want to be part of the group that maximizes the house supplier’s profit 😉

There are regionally, at least in our area, construction companies acting as general contractors, often with one, two, or three model homes available for viewing. These are often located in residential areas and are then sold after 2-5 years. These do not have to be prefabricated housing developments.
