Hello,

We have purchased a plot of land in a new development area (500 sqm (5400 sq ft)). Now I am wondering about the best approach to building a house. We have not yet decided whether to go with a brick or solid construction. I also cannot say whether to aim for KfW 40 or a lower energy standard—it really depends on the extra cost. Should we first speak with an architect or a builder? How did you approach your project, and what would you have done differently to save trouble later on?

Um, stone and solid construction is the same…

Visiting model home parks might be an option to get an initial feel for the subject. If standard floor plans of production homes are sufficient (with minor modifications), I would save the money for an architect. If building on the plot is challenging, then definitely consider an architect and/or if a custom, unique home is desired.

I would first invest my time in determining the needs. Which rooms do you require, and what sizes? Does the plot have any special conditions, such as a sloping site? Any other wishes? What can you afford? Don’t forget to consider the kitchen, outdoor areas, etc. Only then does it make sense to look at specific floor plans and to talk to builders or an architect.

First, I would check the development plan for the building area to see what is actually allowed to be built. Then, visit the site in person to assess the sun path, neighboring buildings, nice views, and so on.

We have already done that. We also have very clear ideas. We already know the financial framework. Should you tell the architect, builder, or prefab home manufacturer your budget upfront? Or is that generally a disadvantage?
