Let’s be honest, you don’t really have a clue. I bought my house when I was 24, and now it’s almost fully paid off. 150m2 (1,615 sq ft), built in 1800. Renovated, with all electrical, gas, and plumbing redone in perfect condition. My friend is self-employed and just as financially stable as I am. If you don’t have a clue, just don’t write anything.

Just do your thing, but don’t be surprised if it doesn’t turn out as planned in the end.
Many here have already built a house or had one built, and there are also many experts in this forum who can at least assess whether something is realistic or not. And what you are planning here, at least as you describe it, is simply unrealistic.
But you are welcome to prove us wrong—I’m always open to learning more.

In Romania, sometimes you can still build for the budget you planned. But even there, it’s not enough for plastering. And when I read "upscale finishes" and then look at my construction cost folder, I’m really not sure whether to laugh or cry at this plan.
But maybe you should just talk to your bank.

So your plan sounds like it’s coming from zero experience, no clue, and pure naivety. You don’t really expect to build a multi-family house at those costs—unless you build it out of cardboard, put a portable toilet on site, and cover it with a corrugated metal roof. And then rent it out for 800–900 euros per unit???
If I base it on your land price, the rents in your area are not very impressive either. And then 800–900 euros rent per unit with 80m (260 feet) squared—wow.
Friends of mine rent out a townhouse (built in 2000) with 125m (410 feet) squared plus a basement in a good area with relatively high rents for 850 euros, and you want the same for a townhouse with 100m (330 feet) squared??? How is that supposed to work?
Not to mention, you have to pay tax on rental income and set aside reserves for possible repairs. You also need to plan for potential rental losses.
But by all means, get a few offers. Talk to the bank, talk to an architect. Maybe you’ll trust them more than us, and someone can bring you back down to reality.
