Hello,

I would like to build a multi-family house with about 4 residential units. Could you please help me with the planning and the first steps?

Yes.

First Steps:
Consider how much money you have available and how much financing you will need.
Think about what features the house/the dwelling unit must have.

If you have specific questions, you will surely find helpful advice here.

I want to start the project with my friend. So, there are two of us. Together, we have approximately 100,000 available. We would need to take out a loan of about 400,000.

What do you mean by what it needs to have?

How many residential units are we talking about? About 3? Or 5?

How many apartments per floor? How many floors? What kind of features or fittings? Elevator? Roof type? Parking spaces? Garages? Basement rooms? Number of rooms per unit?

What does the plot of land offer? And what does it cost?

How do you know you need a loan of 400,000 EUR?

Have you already looked into the tax implications?

And just on the side: You don’t really have a clear plan yet, do you? How did you come up with this idea?

I’m wondering whether you have actually given any thought to this or if it was just a spontaneous idea during a “beer moment” asking yourself, “Why not build a multifamily house?”

hbf12 has already asked the right questions. What features does the house need or should have? About 4 residential units don’t exist. It’s either 4 or more, or fewer. What kind of house do you want? Do you plan to rent it out or live in it yourselves? Where? What are your financial options? Where do these mysterious 400,000 € come from in the first place?

A bit more information would be helpful if you want advice here.
