First of all: These are just my initial thoughts, not concrete building plans, and I don’t have a plot of land yet.
I like the idea of a small house for a single person and a minimalist lifestyle. I’m thinking of around 70sqm (750 sq ft), a simple rectangular layout, solid but basic (let’s say manual light switches, standard windows, small bathroom, small kitchen, etc.).
Land prices here range from 100 to 250€/sqm (I’m estimating around 120,000€).
I already have a financing commitment of 300,000€, my net income is 3,300€, my equity is quite low at 30,000€, my home savings contract currently has only 8,000€, and I’m 34 years old.
Is it realistic to achieve the dream of owning a house with a budget of 300,000€? Realistically, only about 150,000€ would be left for the house itself. Is it possible to build something simple with that? And how do you get started? Should I look for a plot first and then go to an architect?
So far, I’ve only found price information for houses over 120sqm (1300 sq ft), but that’s not an option for me alone.

I came across an article in the FAZ about a similar project. The mentioned single-family house was built in 2014 in the Münsterland region using timber frame construction, has 115 sqm (1,237 sq ft) of living space, and reportedly cost around 162,000 euros gross. So it is basically feasible, but it was built with interested architects involved. Keywords for searching are “FAZ house social worker.”

Just saw it today in a San Francisco newspaper. The move costs only 330,000 euros.In America, everything is just a bit bigger, including the mobile homes. Compared to that, the Dutch ones really fall short. There are these tiny house concepts on trailers that can be towed with a 7-ton (7,000 kg) truck. My girlfriend would buy one right away, but I’m not moving out of our 65 m² (700 ft²) apartment just to live as a family of three in 55 m² (590 ft²) 😉
Anything with wheels is and remains a caravan. The trendy concept called Tiny House doesn’t change that. Sure, they look a bit fancier, more modern, and cuter, but they still have the quality of caravans. Do you know what else looks fancy, modern, and cute? Garden sheds! For example, the Lukas-94 log cabin. 70m² (750 sq ft), under €90,000.

The answer to whether an extension is theoretically possible should definitely play a role in the purchase decision, that’s true. If not, I would at least choose the house so that it could still serve as a reasonable temporary solution if life plans change. With a new partner, growing children, and a dog on 70 m² (750 sq ft) — the joy of moving in together won’t last more than four weeks.
I recommend the original poster to keep an eye on townhouses in urban residential areas first. That would definitely fit better within the stated budget.
