Hello!
First of all: These are just my initial thoughts, not concrete building plans, and I don’t have a plot of land yet.
I like the idea of a small house for a single person and a minimalist lifestyle. I’m thinking of around 70sqm (750 sq ft), a simple rectangular layout, solid but basic (let’s say manual light switches, standard windows, small bathroom, small kitchen, etc.).
Land prices here range from 100 to 250€/sqm (I’m estimating around 120,000€).
I already have a financing commitment of 300,000€, my net income is 3,300€, my equity is quite low at 30,000€, my home savings contract currently has only 8,000€, and I’m 34 years old.
Is it realistic to achieve the dream of owning a house with a budget of 300,000€? Realistically, only about 150,000€ would be left for the house itself. Is it possible to build something simple with that? And how do you get started? Should I look for a plot first and then go to an architect?
So far, I’ve only found price information for houses over 120sqm (1300 sq ft), but that’s not an option for me alone.

The idea is not exactly new.
Sure, the concept of (mobile) tiny houses has existed at least since Peter Lustig and his construction trailer...
...although in this case, the construction trailer might actually be more like a caravan 😀
With a modular design, hopefully the provider has considered issues like utility connections and so on.
In the end, the original poster has to make the decision 🙂 W

Some women simply know from the start that they won’t have any. Period. My girlfriend thought the same when I met her (by the way, she was older then than the original poster is now). Now she spends what feels like 12 hours a day breastfeeding the little one. A friend of mine was totally desperate a few years ago because his then-girlfriend really wanted children and he didn’t. Now he’s with another woman who already has children, and he definitely wants to have a child with her.
Lives change, often in ways you don’t expect at the moment. That’s why it’s important to carefully consider whether you really want this before committing to 20 years of debt.
In Flensburg, right in the middle of the city, there is a trailer park residential area. It is very quaint and cozy. Next door, there is a community garden, and 300 meters (330 yards) away as the crow flies is the Cittimarkt. Maybe there is something similar near you? Or, instead of a tiny house, maybe a pixel home?

What I take from this is: if it doesn't work out financially with a plot and a building of at least 90-110sqm (around 970-1,190 sq ft) — because anything smaller as a detached house is completely uneconomical — then a long-term parking spot with a high-quality mobile home (there are some nice options around 50sqm (540 sq ft) for singles or couples, costing up to about 100,000 euros) could be a feasible alternative (maybe not economical, since you don’t build equity like with a property).
I have already bought the photo book by Thomas Drexler for houses under 100sqm (1,080 sq ft). My idea is not completely discarded yet, but financially I see it as less of a dream now, and the chance of making it happen seems rather low.
However, I already visited a plot last week.

It’s nice to see that even in this photo book, some of the rooms still have work lights hanging from loose sockets 😀
Keep in mind that many of the houses shown are (expensive) architect-designed homes, far from standard builds. However, you can definitely get some good ideas; the three images Amazon showed me definitely look interesting.
