Hello!
First of all: These are just my initial thoughts, not concrete building plans, and I don’t have a plot of land yet.
I like the idea of a small house for a single person and a minimalist lifestyle. I’m thinking of around 70sqm (750 sq ft), a simple rectangular layout, solid but basic (let’s say manual light switches, standard windows, small bathroom, small kitchen, etc.).
Land prices here range from 100 to 250€/sqm (I’m estimating around 120,000€).
I already have a financing commitment of 300,000€, my net income is 3,300€, my equity is quite low at 30,000€, my home savings contract currently has only 8,000€, and I’m 34 years old.

Is it realistic to achieve the dream of owning a house with a budget of 300,000€? Realistically, only about 150,000€ would be left for the house itself. Is it possible to build something simple with that? And how do you get started? Should I look for a plot first and then go to an architect?

So far, I’ve only found price information for houses over 120sqm (1300 sq ft), but that’s not an option for me alone.

Keep in mind that many of these are (expensive) architect-designed houses that are far from standard. However, you can definitely get some nice ideas; the three images Amazon showed me definitely look interesting.

The houses are about 90% over budget, but the ideas are good. All the houses are small, yet none feel cramped. Instead of polished marble and oak, you have to choose somewhat more affordable materials.
He has also published two volumes featuring lowest-budget houses.

I have now put my name on the applicant list for the upcoming residential development in the neighboring town of my preferred village. I also bought the book "Lowest Budget: New Houses under 185,000 Euros." The land prices in the surrounding developments/villages were between 68/119/140 €/m² (6.3/11.1/13.0 $/ft²), and since construction is expected to start in 2022, I’m estimating around 150 €/m² (13.9 $/ft²).

I currently have about 35,000 Euros (38,500 USD) in cash, 7,000 Euros (7,700 USD) in a building savings account, and will keep saving 1,500–2,000 Euros (1,650–2,200 USD) every month.

I’m also still looking for leftover plots. There was one available, but the owner wants to hold on to it.

I haven't given up yet.

Sorry for digging up this thread – but did the project go ahead? Just asking out of interest, as I’m planning to build something myself for under 300,000 (currency) 🙂
