our house construction is starting this year, and while reading the scope of services, I came across the sentence:
“The rough modeling of the plot is included.”
What exactly does this mean?
Does it mean that the soil on the plot will be leveled to the desired height?
Does it imply that any excess excavation material will automatically be disposed of?
I have no idea what this exactly means, and I can’t reach my builder at the moment 🙁
Can anyone explain this to me?

That always means whatever it is supposed to mean at the moment. Lawyers call this "indefinite." Promotional talk meant to lull you into signing, but which offers no reliable substance afterwards. By the way, you only have a developer as a buyer, not as the builder.

I would clarify this with the builder and then have it specified more precisely in the scope of work, unless you have already signed a contract.
