perhaps some of you have experience with this.
Unfortunately, we did not get our desired plot in a newly developed residential area. As an alternative, we were offered a plot next to the railway tracks.
A noise barrier wall (4 m high) will be built. The distance from the plot to the noise barrier is about 20 m (65 feet).
We were told that the first row of houses will be quieter than the ones behind it. Somehow, I find it hard to believe that. Also, I think vibrations will be noticeable.
Only a tram will run on these tracks. No freight trains or high-speed trains will operate on this route.
Does anyone have experience with this?

Hello,
just go to the plot and see for yourself how it is without a noise barrier so far. Vibrations will not change because of the wall. And it will not get louder because of the wall either.

It is possible that the properties closest to the noise barrier are quieter than those further away. The noise (sound pressure level) goes over the barrier but then decreases again further behind it.
How many trains run there, and is it really only a tram track? Freight trains can be quite noisy.
It wouldn’t be suitable for me, but if the price is right and other options are limited, it could be worth considering. You might also want to visit another location where similar noise barriers are already in place.

I would be quite cautious about a plot of land near the railway tracks.
As you already mentioned, you will most likely feel vibrations. Before we decided to build a new house, we visited a property that was located directly beside a suburban train line, separated only by a dirt road. We were standing on that road when we suddenly felt clearly noticeable vibrations – these were perceptible before and after we even heard the sound of the passing train...
You should also consider that changes in rail traffic are possible, especially in Baden-Württemberg, due to a major infrastructure project. Depending on the exact location of the rail line, I would strongly recommend confirming whether the tram service will remain as planned.
Therefore, I would also suggest "listening" to the potential property at different times of the day, since ambient noises that might disappear at night can greatly affect how disturbing the train sounds are.
