perhaps some of you have experience with this.
Unfortunately, we did not get our desired plot in a newly developed residential area. As an alternative, we were offered a plot next to the railway tracks.
A noise barrier wall (4 m high) will be built. The distance from the plot to the noise barrier is about 20 m (65 feet).
We were told that the first row of houses will be quieter than the ones behind it. Somehow, I find it hard to believe that. Also, I think vibrations will be noticeable.
Only a tram will run on these tracks. No freight trains or high-speed trains will operate on this route.

The worst part is that you get used to the quiet. At our place, the city bus passes by every 30 minutes, and I notice how much it annoys me. My wife lived in Berlin Pankow during her studies, which is under the flight path for Tegel Airport. Opening the window and sleeping was possible, but sometimes it bothered me when I visited.
We currently live about 30–50 m (30–55 yards) from a railway track. We are in the second row, but the track runs diagonally from our balcony, so you can see part of the track from there.
A freight train passes by a few times a day on this supply line for an industrial facility. Yes, you can hear it—a muffled rumbling sound. There is no noticeable vibration or rattling of dishes in the cupboards.
We got used to it so quickly that it doesn’t bother us at all. I find it much more disturbing when car doors slam somewhere at night or when people talk loudly.
However, we probably wouldn’t want to build on the type of plot you described. I also recommend spending extended time there at different times of the day to properly assess the noise level and other conditions.
