ᐅ Is Starting Construction in 2015 Still Advisable?

Hello, we recently purchased our plot of land and have two years until we need to start construction. Since we own a condominium, we want to take our time with the building process and plan everything carefully. A developer mentioned that it would be wise to start as soon as possible because energy efficiency regulations will become much stricter in 2016. In addition, building material costs are currently rising significantly. What do you think? Is the seller trying to pressure us without reason, or is he right? So far, we haven’t found a suitable floor plan or developer, and we still want to sell our apartment...

I hope to be ready to submit the building permit / planning permission application by the end of the year. However, the developers seem to be somewhat impatient. They want you to sign just a few days after the offer, and the price is only valid for 4 weeks, etc...

Don’t let yourself be pressured by that! They just want to avoid you taking your time to compare offers and then having someone else build the house.

Unfortunately, we cannot decide that quickly. There are still many pros and cons regarding the floor plan that remain unresolved.

so don’t let yourself be pressured by last-minute offers. Regarding the companies, I would even consider whether I want to build with them at all...
In my opinion, one year is the minimum for planning. We ourselves are already in the middle of construction and we were under some time pressure too. But looking back now, with everything I know, I wish I had known much earlier in life that I would build someday and that I could have spent much more time on it. After all, you don’t build that often in a lifetime, and there are so many options.
Also, it would be less stressful than having to deal with all the different topics at once in a short period of time. As a non-expert, you really don’t know much about any of it. At some point, I just gave up and said, this has to be enough. Based on what I know and the alternatives I’ve found, I will make a decision now.
Well, you probably know the saying: The first house you build is for the enemy, the second for the friend, and the third for yourself...
I think with a lot of research for the first house, we have already reached the “friend” level, but with more time we might have reached the “yourself” level. D

I have been involved with house building for 25 years – casually, but with real guidelines.

The current house project – reserving the plot was a spontaneous decision – doesn’t have much in common with the original plans -> needs change when you have to think about them seriously.

We recently also decided to build a single-family house, with the plan to start in March 2016.

That would mean if I submit the building permit / planning permission application this year, the regulations of the current Energy Saving Ordinance from 2015 would apply. Then, the construction costs should be lower compared to an application submitted under the new Energy Saving Ordinance 2016, since the materials would not have to meet the same standards.

Is this conclusion correct?
