I have found an interesting building plot and am currently carefully reading through the zoning plan and its explanation.
Two issues worry us, and I hope to get your opinions.
If I understand correctly, the radon level is at a maximum of 80, which is within the acceptable (healthy?) range. Still, protective measures are recommended?
Regarding the mining risk, I’m completely uncertain. There is mention of subsidence and collapse hazards as well as filled-in shafts. Does this mean I have a former landfill underneath?
How can I protect myself against these risks? What costs might arise?
What about the construction of a well, pond, and basement?
Would you advise me to look for a different plot?

Unfortunately, the location suits me. The price is also reasonable.
That’s why I had an inner resistance to rejecting the plot.
I had already considered getting a report on the mining conditions because of this.

If not, the mining company will pay for every minor issue and possibly even for protective measures (such as tension plates or similar). So, it’s generally not a problem (at most annoying if something actually happens – but that’s what the VBHG covers).

These properties are now all sold with waivers anyway. It was already like that here 14 years ago. Everything here is also underpinned.
As the pumps are gradually being turned off, it will get interesting.
Regarding the expected cracks, you can already prepare suitable foundations. Radon would be a deterrent for me. When the old fire station on our site was demolished for residential development, it was found that everything was contaminated. Removing the soil was exorbitantly expensive.
I would rather not take the plot. I wouldn’t even want it as a gift.
