How would you arrange the following building?
I want to minimize the unused space as much as possible.

Don’t worry about it: you always need spots to “hide” things anyway, like wood drying on the workshop wall, compost, garden tools you want to set down, a wheelbarrow... what exactly makes my idea impossible?

A residential area remains a residential area, even if an industrial zone lies just beyond the fence. This isn’t about complaining, and – thinking of @Climbee – even a small town with around two thousand inhabitants is big enough for a troublemaker :-)

With this layout, only the terrace would be problematic, since it should be oriented to the south/west, right?

The garage definitely needs to be attached to the house, which unfortunately is not the case with your suggestion.
