ᐅ House construction costs per KfW efficiency level per square meter

Hello everyone,

I have the following question:

Are there currently any guidelines on the price per square meter for a house built to KfW 40 and KfW 55 standards? Prices have generally increased lately, and about a year ago, we were told that the price for a house meeting the KfW 55 standard was around 2100-2200 €/m² (approximately 195-205 USD/ft²). Are there any updated benchmark figures?

We understand that these figures can’t provide exact cost calculations, but we would appreciate updated reference values.

We have the opportunity to apply for a plot where building a KfW 40 standard house earns more social points. Through this, we want to assess whether aiming for these additional points is feasible or if we should continue planning with the KfW 55 standard (the minimum requirement in the new development area).

Since this might depend on the region: We are located in the northern part of North Rhine-Westphalia.

Well, if you are already willing to accept a penalty, you might as well build to KfW40 standard. It’s really not that much more expensive, and with subsidies and savings, it balances out significantly. A few square meters less or, for example, omitting a fireplace offers much greater potential for savings!

After the elections, it might even be the case that building anything less efficient won’t be allowed anymore. ;-)

Don’t focus too much on the KfW40 standard; that’s the only way to build a house on that plot.
It could be 100,000 euros cheaper or more expensive.
This is your chance to get a house. Calculate the size and features to make the house suitable for you.

If what you really mean is “if we know that this project is too expensive for us,” then keep searching elsewhere or hope your points are enough even without it. If you actually mean “although we don’t know whether we can afford it,” that changes things. I don’t think that the additional effort to meet the higher KfW 40 standard will break your financing or shrink your living room into a rabbit hutch. Maybe the car will just have to sleep without a pergola over it—so what. If you’re not tied to a general contractor who charges too much for KfW 40, then you can take the “risk” of going for KfW 40. I just think it’s something that shouldn’t be imposed on average earners as if we all drive Porsches. Apply for funding, roughly plan your house here, and then ask local builders if the extra cost for KfW 40 will actually eat up the carport, the fireplace, the corner windows, or the brickwork. Without any basis, just purely philosophically, we can’t really clarify this in a way that’s “calculable.”
