I have a question regarding the floor area ratio.
Background:
The building plot is located in a new development area in Bavaria that was completely developed in 2020. In the plans, the floor area ratio is specified as 0.35, both in the graphical and textual parts. There is no direct mention of floor area ratio I or floor area ratio II, only the floor area ratio.
I understand that exceeding the floor area ratio II by 50% may be either tolerated or prohibited, depending on whether a certain capping limit is exceeded.
How can I find out whether I am allowed to exceed floor area ratio II or not?
Does the access driveway to a garage directly adjacent to the house (garage counts toward floor area ratio I) count toward floor area ratio I or floor area ratio II?
