ᐅ Garage: possible roof designs and appearance

Hello everyone,

I’m a bit unsure and puzzled about how to design the garage.

I’m interested in whether my idea is even feasible.
a) legally
b) purely from an aesthetic point of view
Info: there are neighboring properties to the west and north.

What do you think?
Any suggestions?

PS: unfortunately, I don’t have access to a 3D program to illustrate the whole thing.

Of course, roof surfaces must not extend over the neighbor’s property. The issue of building on the boundary line applies to all plots.

Once again, that was never the issue..
The question was whether the roof overhang counts towards the garage area or its length/width.

Logically, the roof overhang is considered part of the built-up area; otherwise, it would be possible to build a carport of any size.

The measurements you have on the plan are probably eave height (EH) and ridge height (RH). This has nothing to do with the garage.

In our case, the maximum length of the boundary development was set at 9m (30 feet), and the roof overhang had to be included in that. Additionally, the floor area ratio (FAR) is regulated. The garage is initially counted fully toward this ratio. However, there are usually special regulations for garages that allow the floor area ratio to be exceeded accordingly.

The measurements you have on the plan are surely the eave height (EH) and ridge height (RH).
So it has nothing to do with the garage.

In our case, the maximum length of the boundary development was set to 9m (30 feet), and the roof overhang should be included in that.
Additionally, the floor space ratio is regulated. Here, the garage is initially counted with its full area. However, there seem to be special rules for garages allowing the floor space ratio to be exceeded accordingly.

You are right regarding RH/EH.

"""the roof overhang should be included"" => ARE YOU SURE?
... that’s why I asked (9/15m in our case)
Quote from theke17:
Do roof overhangs generally count towards the area or the individual lengths?
Example: Garage LxW 7x8 m (23x26 feet) = OK, overhang 0.5x1.0 m (20x39 inches) = garage “total” 7.5x9.0 m (25x30 feet) => not allowed to build
