Hello everyone,

I have now created a first draft of our future home. I would be interested in your ideas, suggestions, or criticism.

Plot: Not yet acquired

Number of floors: 2 floors plus attic

Roof type: Gable roof

Homeowners’ requirements:

Basement, floors: No basement planned

Number of occupants, ages: 3-4 people: M/F/child (+child), 32/29/0.5 years

Office: Family use or home office? Home office for father

Traditional or modern construction: Modern

Open kitchen, kitchen island: If it fits, dining table + living room in the same space

Number of dining seats: 6

Fireplace: Not desired, as underfloor heating is preferred

Balcony, roof terrace: Yes, between bedroom & office in the middle of the roof structure

Garage, carport: Garage included

Vegetable garden, greenhouse: Not planned at the moment

Other wishes/special features/daily routine, also reasons for preferences: Bright living space

Who did the planning:

- Do-it-Yourself

What do you like most? Why?

  • Direct connection to the garage, so you don’t have to go outside (American-style concept)
  • Large windows for a bright apartment.
  • Fairly few doors in the apartment

I’d appreciate it if you could take a closer look 😉

In this design, yes, but if you work backward from the budget, you will have to reduce the living area to around 100 m² (1,076 sq ft). That means almost everything else will have to be cut.

Then mark everything you will need. Utility connections, fuse box, hot water system, heating equipment.

With the current room dimensions (width under 2m (6.5 feet)), it’s hard to really call it a laundry room anymore, especially with an ironing board and so on.

If you work a lot from home and your office is at the far end of the house, also consider the distance to the coffee machine/drinks, main entrance (when the mail carrier rings three times 😉) and so on. A private retreat in the office should be possible with a closed door, also as a clear signal to the family that “work is happening now.”

EDIT: Planning walls stacked vertically is definitely a good approach, but it’s not something to follow rigidly and shouldn’t fully determine the layout of the upper floor.

I can only agree with YSOP...

That can’t be serious with this budget…

A 25 m2 (270 sq ft) kids’ room? The hallway plus open space?

Go into a 6 m2 (65 sq ft) guest bathroom... that’s not generous, it feels really small in there...

How large are your current rooms? A sensible floor plan should be based on that.

For me, the garage belongs next to the house. Better thermal separation. And the car brings moisture (Karlsruhe often has slushy snow?).

Oh yes... the plot would be great.

If things go badly, you will need around €350,000 just for the plot of land in the Karlsruhe area. At least that’s the case for the house and on the open market. The last area I know of where the municipality sold plots offered them from €602 per square meter (approx. 10 sq ft) for detached houses (plots about 500 square meters (approx. 5,400 sq ft)) including infrastructure development. Private plots are being sold starting at €1,000 per square meter (approx. 10 sq ft).
