Hello, my name is Aurelio. Next year, my wife and I will fulfill our dream of building a new house. We have been living for the past 10 years in an older house with an extension, totaling almost 250 sqm (2,690 sq ft). Now, a modern new building of about 160–180 sqm (1,720–1,940 sq ft) will be constructed. Our children no longer live with us, so it will be just the two of us. A guest room combined with my office is planned.

What do you especially like? Why? The extension with flat roof and the unconventional architecture.
What do you dislike? Why? Maybe a little too large? We do not need so much space in the living and bedrooms.

If you had to give something up, which details or features

Why is the design the way it is now? Because of the property boundary and the resulting space. This also explains the angled lines.
Standard design by the planner? No
Which wishes were fulfilled by the architect? Bathroom with walk-in access from the hallway.
What do you think makes it particularly good or bad? I would like to hear your opinions on this.

What is the most important/basic question about the floor plan, summarized in 130 characters?
How do you find the design with respect to the existing plot? We are basically very satisfied but welcome other opinions.

The pants with the wow effect?

There is a lift for the bathtub (even covered by health insurance).

They are still young, considering their age at the time of the opening. There are options for stairs, or they can move the bedroom downstairs in 30 years.

I don’t think two floors are a bad idea. Spacious and modern, a bit extravagant, but why not?

The proportions and the mix of styles, as well as how the house is positioned on the plot, are not well balanced.

Yes, it is allowed to build just one storey.
A double garage is simply mandatory for three cars. This is not up for debate here either!

Hello, yes, I had read that and corrected it afterward.
It was just New Year's Eve in between. Two full stories are NOT mandatory, but possible, so I put a 2 there. Not everyone here is a building professional...

Construction will start in 4 weeks. The building permit / planning permission has been approved. When I read the many construction threads here, our layout doesn’t seem that bad. The long exterior wall on the right side of the living room now has a ribbon window (also in the bedroom), which significantly breaks up the “wall.” The front entrance area has also now been aligned parallel.
