Hello,

attached is the housing development where we will be applying soon. You can list up to six plots of land in a prioritized order. There are generally more applicants than available plots, so we are wondering whether we should adjust our priority list to improve our chances...

We are planning a 1.5-story captain’s house with about 170 m² (1,830 sq ft) and a long garage.

The plots marked in red are designated for semi-detached houses, and the blue one is already reserved for a terraced house. The area to the left of the development will be reforested. Our list:

Plot 24 must have the house oriented parallel to the street. For the others, there are no specific requirements, but a private access road will partially apply. We would like to be near the edge of the forest, not "right in the middle." Basically, I imagine that many people want corner plots. We are considering whether we should spread our priority list a bit by placing less desirable plots higher up, for example 2-5, while next to plot 2 there will be a playground.

Since we have never been at this stage before, I am not sure which aspects I am currently overlooking due to lack of experience. Thank you very much for your input.

I am not at all concerned about how thoroughly you fulfill your clearing duties on the ground floor area. In fact, I do not see this space as lost for you but rather as a convenient nine-meter (30 feet) wide driveway. However, your neighbors will need almost the entire width of the private road to maneuver their vehicles in a 90° turn to enter their properties. This includes experiencing a scare several times a year when, while crossing the bike path, a skateboarder seeks a thrill by quickly darting through their blind spot. I am quite sure the city planner is a desk-bound official without a driver’s license—no practical person could come up with such "brilliance."

If you know the buyers of the neighboring plots, you will find a solution for everything (surface covering, winter maintenance, etc.)—unless there is a real troublemaker involved. But that risk always exists anyway. In case of doubt, you actually hold many levers.

Received a response from the seller.
- Rights of way and utility easements for plots 26 and 32 registered (legal encumbrance) in the hatched area
- Surface water drainage rights (GFL) granted in favor of the public
- All three share maintenance costs

Information from the register of building encumbrances was... empty. Regarding the floor area ratio and driveway width, the architect said not to worry too much, as there are usually exceptions in such cases.

We will probably call the notary next week to arrange an appointment....
