Hello everyone,

Is there a general rule of thumb for the eligible costs, similar to the additional costs (15 to 20% of the construction costs)?

I am a bit puzzled by the fee proposal from our architect.

The planned house is about 160 sqm (1,722 sq ft).
He calculated the construction costs (turnkey) as follows:
160 sqm * €1,500.00 / sqm = €240,000.00 (gross).

From the €240,000, he deducted the VAT to present the eligible costs of about €201,000 net. So, he assumes around €200,000 as "eligible costs."

I don’t understand this, because according to §4 of the HOAI, he should apply cost groups 300 to 400.
The €200,000 includes tiles, bathtub, etc.
However, I cannot find these items within those cost groups.

Am I missing something?
I would appreciate any insights!

Hello Allgrind,

you have probably made more progress by now. I am also a bit puzzled by the fee proposal from the architect and structural engineer. Our construction budget is also around 250,000 € and the house will have a living area of about 180 m² (1,938 sq ft). Overall, he offers his services up to the submission of the building permit / planning permission application for a net amount of 9,900 €. How did it work out for you?
