Hello,
I am currently planning a house and am very interested in the topic of setback distances between two buildings.

Building A (Blue):
New residential house
Exterior wall 36cm (14 inches); two full stories + pitched roof; no window on the ground floor in the green area

Building B (Orange):
Empty machinery hall; about 5m (16 feet) high; exterior wall about 30cm (12 inches) (cement block); 1 small window facing south (red marking);
Located directly on the property boundary
At the moment, I would say that the southern wall is not a fire wall.

Floor plan: Blue building A bottom left; Yellow building B top right with red entrance.

I would like to know what distance I probably have to maintain to building B? Would it help me if the southern wall (building B) were made into a fire wall?

I am not expecting a 1000% legally correct answer (e.g., with exact legal references). The dimensions in the picture are also not completely accurate. Just your opinion is fine.

Okay... I will ask there.

There is no clear connection visible, only the two plots without the street, neighboring properties, etc. Fire protection naturally plays a role for adjacent buildings. Are the plots located in a mixed-use zone?
I could imagine that, when defining the boundary along the building edge of B, a setback area was transferred to plot A.

Better not.
Whether the required setback distances are observed is generally no longer checked by the building authorities, but is the responsibility of the parties involved.

Currently, I would say that the southern wall is not a fire wall.
Correct, unless it is a special window that complies with the requirements for a fire wall.

If the setback areas do not overlap, the depth of T1, so according to your information, 5m (16 feet). Otherwise, T1+T2.

Floor plan: Building A blue bottom left, Building B orange top right; red door; purple paths T1-T3.

Not for the setback distance, but possibly for the approval of a deviation.

And this was ALLOWED ON the property boundary???
It is prohibited, but in Bavaria, no one has to allow it.
