Can someone explain the difference between a floor plan modification and a custom architect design?
Our home builder offers two different prices for these, and I’m not sure what the difference is.
The floor plan modification costs 500 per floor, but the “custom architect design” is almost 3,000 euros.
How can I protect myself from the builder charging me for a “custom architect design” when, in my opinion, it’s just a floor plan modification?

at our construction company, the difference is defined as follows:
- Floor plan change: The exterior dimensions of the building and the location of the staircase are fixed, as well as the ridge direction. Everything else can be adjusted. The basis here is a row house / standard house.
- Custom architectural design: Here, the design is created exactly according to the client's wishes without any specifications from the company.

The user "Der Da" already replied; here is his post:
Basically, you are signing mainly for a production house type.... the provider alone decides when you have made too many changes, and then they charge you for architectural modifications. Be aware that this can also affect the base price for a "custom-designed house."
To avoid this, you include as many changes as possible in your construction contract. However, this might lead to the provider asking for some money upfront, which they will credit back to you after you sign.
