Hello everyone,

Until now, I have only been a silent reader in this forum, which has already helped me a lot. Now the time has come: my wife (29) and I (33) want to build a house in NRW (between Cologne and Düsseldorf). We have received an offer for a plot, an end-of-terrace house (basement + approx. 110m² (1,184 sq ft) of living space), and a parking space. Since I am not a professional and cannot really assess some points, I would like to ask you to take a quick look at the offer to see if the numbers and data are plausible or if the architect might be a bit too optimistic.

The house itself will be built as an end-of-terrace on a fully serviced plot. It will have a basement (not a living basement, just one room). We can carry out all floor coverings, painting, and garden work ourselves or have set aside some budget reserves for this 🙂

My main concern is whether the calculation is reasonable and if we might have overlooked a major cost item.

Surveying missing:

1. Optionally, a precise staking out on batter boards may be required, possibly also mandated by the city
Estimated cost for the Cologne/Aachen area, based on known quotes, around €600 net plus VAT.
1.a Setting up the batter boards may be included in the shell construction trade; check individual details.

2. For the site plan required in the building permit application (architectural service), elevation data are necessary – if the plot has slopes or unevenness and/or is to be significantly raised or excavated, it may be necessary to have elevations recorded by a surveyor. Costs are manageable.

3. Official building survey, mandatory for owners: costs in NRW €830 net (€987.70 gross), or €664 net (€790.16 gross) in combination with at least one additional building survey on an adjacent parcel of land. The 20% discount is regulated by the fee schedule, meaning that if the conditions are met, owners have a legal right to the reduced fee.

As a rough estimate, budget around €2000 net for surveying; this should generally cover it if the plot already exists. When in doubt, ask the architect exactly what is required.

Thank you for the note. I have recorded the question accordingly. This concerns a real plot of land.
I also have a cadastral map with elevation details. But I assume you mean the survey on site, right?
Otherwise, there is a total height difference of 1.19m (highest minus lowest point) across the approximately 420m² (4,520 ft²) plot.
