However, I would like to give you two pieces of advice:
1. A high-quality prefab house is usually noticeably more expensive nowadays than a conventionally built solid house.
2. There are also prefab house providers who build completely custom homes. This individuality typically comes with a 15 to 20% premium compared to an off-the-shelf house.
You might want to get a quote from Weberhaus in Rheinau-Linx, Baden – we built a custom-designed single-family home (timber frame prefab) with this company and had a very positive experience.

We approached the prefab house manufacturers with our requirements from the development plan and our preferences (open kitchen, enclosed staircase, etc.). After the initial meeting, all of them were able to provide us with a rough estimate. Forget about the catalog prices right away – they never match your specific building project.
Wouldn't it make more sense to build a two-family house given the size and possibly divide it later according to condominium ownership rules (WEG)? If the budget and space are very tight, having only one staircase, one heating system, and just one set of utility connections could offer some advantages.
