Hello everyone,
I just spoke with the structural builder, and he quoted a price of 90 euros net per cubic meter of enclosed space in Baden-Württemberg.
What do you think about this price? Is it reasonable, or should one try to negotiate? Does anyone have experience with this?

Ok, do you have an estimate of the final cost to complete the house?
The architect probably can’t or won’t give you a maximum "final price," right?

House details: 160 sqm (1,722 sq ft) floor area over two full stories, without a basement and without a finished attic. Monolithic construction (40 cm (16 inches) aerated concrete). Rectangular, very simple design. Gable roof without roof windows.

The initial cost estimate of 272,000 EUR formed the basis for the construction financing. A loan of 300,000 EUR has already been registered in the land registry.

The new cost estimate, after obtaining all major quotes, is now 310,000 EUR. In reality, a few thousand euros more will likely be added.

The remaining cash buffer will be used for the demolition of an existing building.

Well, a discussion about additional financing will probably be necessary.
