I am planning to build a comfortable prefabricated house, not solid construction and without a basement!
I already have a plot of land and want to have a house built on it, in a rural area, and turnkey!
The total living area should be between 120 m² - 130 m² (about 1290 - 1400 sq ft).
I will take care of painting and installing the flooring myself, except for the bathroom tiles.
Please include items like roller shutters in the cost estimate.
It should have a gable roof and be 1.5 stories high.
The building site is in the second row, so all utility connections are already available at the front house on the property!
For now, I am primarily interested in a cost estimate for a basic standard (I am not looking for luxury but reasonably comfortable), then I can consider extras.
What I would like and would really appreciate is a cost estimate for the house and additionally the ancillary costs. (I have already researched ancillary costs quite thoroughly, but since many connections are already on the property, the extension to my house would only be about 5-10 meters (16-33 feet)).

Traumfaenger18 Sep 2017 00:07Roughly estimate about 2,000 EUR per square meter on average for a prefabricated house. There are certainly offers for 1,600 EUR and others for 2,500 EUR or more. But 2,000 EUR is a good general benchmark. Building in the outskirts is usually more expensive due to site development costs; if you only need to extend existing infrastructure, it shouldn’t be quite as costly. Do you have enough space in the outskirts for large truck access and a crane setup area? Otherwise, things can get more complicated and potentially more expensive....
That’s a good point. The plot is very flat and lies one meter (3.3 feet) lower than the street level. To access the plot, you would have to go through a narrow courtyard and then drive down another meter (3.3 feet), so that’s definitely not possible. What would be possible, however, is the neighboring plot, which directly borders the construction site and is completely unused. The only issue is that there is a 2-meter (6.6 feet) high wall separating my plot from the neighbor’s.
Oh, and the neighboring plot can be accessed without any problems, even with larger equipment.
So, 2000 euros per square meter for a simple house without any frills but with all the necessary living amenities. My main goal is really to have a good building envelope, but the initial idea was to build as simply as possible.

My real goal is to have a good building envelope, but the initial idea was to build as sparingly as possible.Especially if the size is only 120 to 130 square meters (1300 to 1400 square feet), 2000 euros per square meter is certainly realistic. The smaller the size, the higher the cost per square meter.
